Methods for finding homes for sale are substantially different than they were a few years ago. The average home buyer starts their home search online, weeks before they even consider talking to a Realtor. Clients walking into a real estate office for information about homes for sale just doesn’t happen anymore. Not a lot of business can be acquired from phone calls and walk ins anymore.

Because the methods used for house hunting have evolved, real estate marketing efforts need to evolve as well. An effective way for real estate agents to acquire new business is by capturing the internet buyer.

One way that Realtors can acquire additional business, is to purchase real estate leads. These leads are generated when potential home buyers search the internet for homes for sale. The online buyer of today is more likely to ask a question after they have already viewed homes on the internet.

Real Estate leads are created when clients register from IDX services. This required registration can take place up front, after a visitor has already used the website, or when the searcher wants to request additional information that only Realtors can answer. Requiring registration up front will yield the highest quantity of real estate leads, but allowing users more access will increase the quality.

Through generating internet leads, real estate agents find potential clients that the competition doesn’t even know about. Studies show that most people use the first real estate agent they talk to.

Converting real estate leads requires cultivation; they don’t usually result in instant closings. Many buyers start browsing homes online years before they are ready to actually buy. But if real estate agents want a steady flow of future business, there is nothing more effective than internet leads.

If you want to succeed with real estate marketing today, your money will be best spent on the internet. Internet leads provide a pipeline full of potential buyers.
