The Toronto Board of Trade just came forth with its yearly Scorecard on Prosperity. This survey appraises twenty-four most prominent cities around the world for their attractiveness, the quality of their living environment, and economic potential. Some of the surveyed cities were Toronto, Tokyo, Calgary, Paris or San Francisco.
Calgary is Canada’s only CMA to get an Economy grade of B. Toronto is still chasing Calgary, ranked eleventh having been awarded but a C. Calgary compensated for unsatisfactory performance in market size, IPOs and the amount of venture capital investment with the best outcomes in the growth rate of income, relatively high levels of employment, acceleration in residential building permit issuance, and GDP growth. Calgary’s average GDP growth is approximately 5.3 per cent, the 2nd fastest-growing GDP of the 24 all the surveyed metro areas. However, no city comes anywhere close to the phenomenal growth of Hong Kong, with its 11.1%.
How to Obtain a Piece of Real Estate in North Calgary
Do you know whether you should sell your old home first or acquire the new home first? There is no simple resolution to this question. Much is dependent upon market conditions, what rationale and stimuli you need to meet, what properties are currently listed for sale in your price category, etc. In general, however, it is often advisable to sell your Calgary home first. That way, you’ll have dealt with the sale and may rather focus on the purchase. This may shorten the timeframe you have to buy your new house before you have to vacate your present one; but you will know accurately what your means are ahead of time, prevent having to carry concurrent mortgages if you cannot sell quickly enough.
If you can, time your purchase and sale so they occur on one closing date (or just a couple of days apart). If you are planning to buy as a form of investment, this won’t be of concern to you at all; you will have the leisure to buy whenever the market favours you.
